Toying with Selling Your Home, But Feeling Nervous?

If you are toying with the idea of selling, then you may feel pretty low about the "gloom and doom" real estate headlines. I'm here to tell you, "Don't listen." Experts have said it all along, and it's worth repeating: Real estate is LOCAL. Not all markets are suffering. It takes a strong person to push aside the headlines, analyze local market data, and make an informed decision about the best timing for his or her particular home to hit the market.

In 2007, home prices in Rockland County were stable, actually increasing a bit less than 1% from 2006. We real estate agents were feeling pretty good about the market stability. Maybe the slowdown wouldn't hit us here! However, in the first quarter of 2008, prices in Rockland County dropped 5.8%. Second quarter is down 4.6% from first quarter. Definitely a wake up call.

Smart agents and savvy homeowners recognized the trend even before the numbers were released. They responded, and a good number of them are under contract today and ready to move on. How'd they do it? The formula is simple: clean it up, and price it right.

For some homeowners, now is a great time to sell. If you want to move up, selling your small house now and buying a bigger one will net you more in terms of real dollars. For some sellers, a wait and see strategy makes more fiscal sense. And for still others, entering into a short sale to prevent foreclosure is the best option.

All markets are actually buyer's markets, because a house will only sell for what someone is willing to pay for it, regardless of whether home prices are historically high or historically low.
